Als technischer Property Manager (m/w/d) sind Sie verantwortlich für die Betreuung und Optimierung der technischen Infrastruktur von Gewerbeimmobilien, insbesondere im Einzelhandels- oder Shoppingcenter-Bereich der HUMA Shopping Welt. Sie stellen den reibungslosen Betrieb der Gebäude- und Versorgungstechnik sicher und gewährleisten die Einhaltung relevanter Vorschriften, wie der Betriebssicherheitsverordnung oder VOB. Zudem sind Sie Ansprechpartner in Sachen Mieteraus- und umbauten.
Was erwartet dich?
- Du übernimmst die Verantwortung für die technische Bewirtschaftung des Shoppingcenters „HUMA Shopping Welt“ gemeinsam mit einem weiteren technischen Property Manager (m/w/d)
- Du planst und kontrollierst das Budget für Investitionen und Betriebskosten
- Du setzt die Maßnahmen laut Budget um, inklusive Einholung der Angebote, Beauftragung, Abwicklung und Rechnungsfreigabe
- Du bereitest Wartungs-, Gebäudemanagement- und Dienstleistungsverträge vor, schließt sie ab und steuerst sie
- Du bewertest die baulichen Anforderungen der Mieter im Rahmen der Mietvertragsverhandlungen in Zusammenarbeit mit dem Vermietungsmanagement und koordinierst den Mieterausbau
- Du koordinierst und kontrollierst externe Dienstleister und erstellst Berichte für den Eigentümer

Was solltest du mitbringen?
- Du hast eine abgeschlossene technische Ausbildung (z. B. als Techniker*in, Meister*in) oder ein Studium im Bereich Facility Management, Ingenieurwesen, Gebäudetechnik oder vergleichbar
- Du verfügst über mehrjährige Berufserfahrung im technischen Management von Gewerbeimmobilien, vorzugsweise im Einzelhandels- oder Shoppingcenter-Bereich
- Du besitzt fundierte Kenntnisse in der Gebäude- und Versorgungstechnik sowie in einschlägigen Vorschriften (z. B. Betriebssicherheitsverordnung, VOB, Brandschutz)
- Du hast ein analytisches und konzeptionelles Denkvermögen, eine Hands-on-Mentalität und einen starken Gestaltungswillen
- Du bringst ausgeprägtes Organisationstalent und hohe Kommunikationsfähigkeit mit
- Du denkst lösungsorientiert und hast ein ausgeprägtes Kostenbewusstsein

What do I have to consider if I am not from Germany?
